Terms of Service

Effective Date: May 1, 2025

Please read these Terms of Service carefully before creating a lister account or submitting a listing on the Federal Land, Inc. platform. By registering or submitting content, you confirm that you have read, understood, and agree to be bound by these Terms.

"Platform" means the Federal Land, Inc. website, applications, and related services. "Lister" means any registered user who submits property listings through the Platform. "Listing" means any property submitted for publication on the Platform, whether for sale or rent. "Booking" means a confirmed rental transaction facilitated through the Platform. "Commission" means the fee payable to Federal Land, Inc. upon a successfully closed transaction.

By creating a Lister account, you represent and warrant that you are at least 18 years of age, have the legal capacity to enter into binding agreements, and are authorized to list the property either as the owner or as a duly appointed representative of the owner.

We reserve the right to modify these Terms at any time. Continued use of the Platform after changes are posted constitutes your acceptance of the revised Terms.

To submit listings, you must register for a Lister account. You agree to provide accurate, current, and complete information during registration and to keep your account information up to date.

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.

All listings submitted through the Platform are subject to review and approval prior to publication. We do not guarantee that any submitted listing will be approved or published.

We reserve the right to reject, remove, or modify any listing that contains false or misleading information, violates applicable laws, or is deemed inappropriate at our sole discretion.

As compensation for facilitating transactions through the Platform, Federal Land, Inc. charges the following commissions:

Property Sale: 5% of the total sale price Rental Booking: 15% of the total confirmed booking amount

Commission amounts are deducted from the proceeds payable to the Lister before remittance.

Net proceeds will be remitted to the Lister within the timeframe communicated at the time of transaction confirmation, subject to the Lister having provided accurate and complete payment details.

As a Lister, you represent and warrant that all information in your listings is accurate and truthful, you are the legal owner or hold valid written authorization to list the property, and your listings comply with all applicable laws.

You may not use the Platform to list properties you do not own or lack authorization to list, submit duplicate or spam listings, or engage in any conduct that violates Philippine law or the rights of any third party.

The Platform is provided on an "as is" and "as available" basis. Federal Land, Inc. does not guarantee that any listing will result in a sale or rental transaction. The Company acts solely as a facilitator and is not a party to any transaction.

To the fullest extent permitted by applicable law, Federal Land, Inc. shall not be liable for any indirect, incidental, special, or consequential damages arising out of or related to your use of the Platform.

These Terms shall be governed by the laws of the Republic of the Philippines. Any dispute shall be submitted to the exclusive jurisdiction of the courts of Makati City, Metro Manila.
